Townhouses and villas at Vinhomes Hai Van Bay
At Hai Van Bay the same unit can be sold in very different ways: built straight away, with the construction value deferred, or handed over finished. Understanding the home type and handover type is the first step to comparing prices correctly.
Three types of low-rise home

Three handover types
The September 2026 sales policies split the stock into separate product lines. The total property value comprises the land-use and commercial value (land, infrastructure, amenities, brand) plus the construction value.

Shell handover specification (Đảo Ngọc)
The Đảo Ngọc low-rise shell specification describes the following scope. It does not automatically apply to Bạch Vân or finished homes.

The townhouses in this site’s reference price list have 70–105 m² of land and about 192–254 m² of total floor area, with reference totals from about VND 6.76 billion (shell, Bạch Vân) to VND 17.67 billion (finished, Đảo Ngọc), including VAT and maintenance fees.

Frequently asked questions
01What does “deferred construction” mean?
You pay the land-use and commercial value in instalments, while the construction value is mostly paid at the handover instalment set out in the policy. The total value still includes construction.
02Where are the finished homes?
Under the September 2026 policy, the finished product line is in the Đảo Ngọc district.
03How complete is a shell home?
In Đảo Ngọc the exterior is finished; inside, walls are unplastered, with no partitions or stairs. Power and water stop at the connection points.
04Are there detached villas?
Yes. The masterplan includes townhouses, semi-detached villas and detached villas; availability of each type must be confirmed at the time.
