Vinhomes Hai Van Bay masterplan and districts
The masterplan divides the project into four districts, each with its own architectural inspiration and setting between the mountains and the bay. This page summarises the scale, the subdivisions already under construction and what to check when reading the plan.
Overall scale
Vinhomes Hải Vân Bay is the commercial name of the Làng Vân tourism and resort urban complex, developed by Công ty Cổ phần Vinpearl in Hải Vân ward (formerly Hòa Hiệp Bắc ward, Liên Chiểu district), Da Nang.
The developer presents the project at about 512.16 hectares. Da Nang Department of Construction letters issued in 2026 state a land-use area of 506.9 hectares. The two figures are measured differently; rely on the official letters when you need a legal figure.
Homes on the masterplan are low-rise, in three types: terraced townhouses, semi-detached villas and detached villas.

Subdivision 1 – Bạch Vân
The developer’s construction notice lists 2,668 low-rise homes in Subdivision 1: 1,780 townhouses and 888 villas, with construction starting on 6 March 2026.
Letter No. 5557/SXD-QLN of 10 April 2026 from the Da Nang Department of Construction confirms that 2,437 off-plan homes in the project are eligible for sale. Bạch Vân currently has two product lines in the sales policy: shell with immediate construction and shell with deferred construction.
Subdivision 3 – Đảo Ngọc
A construction notice dated 27 May 2026 lists 1,438 low-rise homes in Subdivision 3: 1,349 townhouses and 89 villas, with construction starting on 30 May 2026.
Letter No. 9555/SXD-QLN of 3 June 2026 (second batch) confirms 966 homes as eligible for sale. Đảo Ngọc offers both deferred-construction shells and finished homes, so compare prices within the same handover type.
District 2 – Vịnh Mây
Vịnh Mây lies along the bay between Bạch Vân and Đảo Ngọc. Its sales policy and deposit policy apply from 12 September 2026 for deferred-construction shells; the deposit policy expects purchase contracts to be signed in September–October 2026.
Prices, available units and the sale-eligibility documents for Vịnh Mây must be confirmed for each unit before a transaction.
Reading the plan when choosing a home
- Match the unit code to the drawings of the correct subdivision; the amenity masterplan is indicative and may change with approved planning and design.
- Keep land area and construction area apart; they drive the value of a home differently.
- Check orientation, frontage and the actual distance to the stream, lakes, parks or beach nearest the unit.
- Confirm that the unit is on the sale-eligible list and which handover type applies (shell with immediate construction, deferred construction or finished).
